Before we draw, we listen. We analyze the site’s specific microclimate (sun, wind, soil) and audit the zoning code to understand exactly what is possible. We establish a realistic budget and program early, ensuring we aren't designing a dream that cannot be built.

02. Concept & Simulation

Iterative Design.

This is where the narrative takes shape. We use 3D modeling and visualization from day one, allowing you to walk through the space virtually before it exists. Simultaneously, we run early energy models to ensure the form is optimized for passive heating and cooling.

03. Virtual Construction

Building it Twice.

We don't just draw plans; we build a comprehensive Building Information Model (BIM). We resolve conflicts digitally, figuring out exactly how the mechanical systems fit within the floor structure, so that we don't have to solve them in the rain on the job site. This phase produces the "Instruction Manual" for your builder.

04. Stewardship (Construction Administration)

Protecting the Vision.

A drawing is only as good as its execution. During construction, Selesko Studio acts as your advocate. We answer builder questions (RFIs), review material submittals, and visit the site at critical junctures, specifically during the air-sealing and insulation phases, to ensure the high-performance details are executed correctly.
